What's included in a home inspection?

A home inspection is a visual evaluation of the home’s readily accessible systems and components, including the roof, exterior, structure, foundation, electrical system, plumbing, heating and cooling systems, insulation, ventilation, and interior components. The inspection is performed in accordance with New York State Standards of Practice and is designed to identify material defects and safety concerns.

How long does a home inspection take?

Most inspections take between 2 and 4 hours, depending on the size, age, condition, and complexity of the property. Larger homes or homes with additional services may require additional time.

Should I attend the inspection?

Yes. While not required, clients are encouraged to attend the inspection. This provides an opportunity to ask questions, learn about the home’s systems, and gain a better understanding of any findings before receiving the final report.

When will I receive my inspection report?

In most cases, inspection reports are completed and delivered electronically the same day as the inspection. Reports include photographs, observations, recommendations, and maintenance information to help you understand the property’s condition.

Will the inspection identify every problem with the home?

No. A home inspection is a visual, non-invasive assessment of the property’s condition at the time of the inspection. No inspection can predict future failures or identify concealed defects hidden behind walls, floors, ceilings, furnishings, or stored belongings.

What if I have questions after I receive the report?

Questions are always welcome. We encourage clients to contact us after reviewing their report if they need clarification regarding findings, recommendations, maintenance items, or potential repairs. Our goal is to ensure you understand the information provided and can make informed decisions with confidence.

Are Home Inspections Code Compliant?

No. A home inspection is not a code compliance inspection. The property is evaluated based on its visible condition and the New York State Standards of Practice for Licensed Home Inspectors. What if Defects are Found?

Finding defects during a home inspection is normal—even newly constructed homes can have issues. Our goal is not to find fault, but to help you understand the home’s condition. The report provides clear explanations of observed concerns and practical recommendations, allowing you to make informed decisions, budget for future repairs, and move forward with confidence.

Will You Move Furniture or Personal Belongings?

No. Home inspections are non-invasive visual evaluations of readily accessible areas. Furniture, stored items, personal belongings, finishes, and other obstructions are not moved, which may limit access to certain portions of the property. Our findings are based on the visible and accessible conditions present at the time of the inspection, in accordance with the New York State Standards of Practice for Licensed Home Inspectors.

Can I Accompany You During the Inspection?

Absolutely! Clients are welcome and encouraged to attend the inspection. To allow for a thorough and efficient evaluation, I typically begin by inspecting the exterior of the property and then move through the interior. During this time, I ask that clients maintain a reasonable distance so I can focus on the inspection process and document findings accurately.

As each area is completed, I will invite you to join me and review any observations, concerns, maintenance items, and recommendations. This approach allows you to see findings firsthand, ask questions, and gain a better understanding of the home’s condition without disrupting the inspection process.

Can Weather Affect a Home Inspection?

Yes.  Home inspections are typically performed in most weather conditions. However, severe weather, snow cover, ice, or high winds may limit access to certain areas or conceal defects that would otherwise be visible. Any weather-related limitations will be noted in the report, and additional evaluation may be recommended if conditions prevent a complete inspection.
